Government of Canada's official mortgage calculator. Run amortization scenarios, see total interest paid, model different payment frequencies. Free, no signup, no email harvested.
Canada Mortgage and Housing Corporation's calculator, particularly useful for figuring out the CMHC insurance premium you'll pay on a down payment below 20%.
A non-refundable federal tax credit (currently up to $1,500) for eligible first-time buyers. Worth claiming on your tax return after closing.
Lets first-time buyers withdraw up to a set amount from their RRSP tax-free toward a down payment, repaid over 15 years. Check the current limit on the CRA page.
A registered savings account combining the best features of an RRSP and a TFSA, designed specifically for first-home purchases. Contributions are tax-deductible; withdrawals for a first home are tax-free.
The provincial REALTOR® association. Verify any agent is in good standing and has the registration they claim.
The national body. Operates Realtor.ca and sets the REALTOR® code of ethics. Their consumer-facing site has market reports and buyer/seller guides.
The public MLS® System portal. Most active listings in Canada appear here soon after going on the market. Free to search, no signup required.
Find a certified home inspector. CAHPI members follow a standardized inspection methodology and carry errors-and-omissions insurance.
Find a real-estate lawyer or verify one is in good standing. Their "Find a Lawyer" tool filters by practice area and location.
Property tax info, garbage and recycling schedules, permits, zoning bylaws. Useful when comparing two properties in different parts of the city.
Municipal services for Mount Pearl. Property tax estimator, permit applications, school catchment info.
Municipal site for Paradise. Property tax, services, council news, planning bylaws.
Municipal site for CBS. Useful for property tax rates and zoning info before making an offer in CBS.
Where you'd register a property change, look up real-estate license verification, or pull provincial title-related records.
Electricity service for most of NL outside of urban St. John's / Mount Pearl. Transfer or new-account requests are online.
Electricity distribution in the urban St. John's metro and Avalon. New-customer and move-day requests.
