Set up your search criteria with your REALTOR®. Price range, location, beds, baths, must-haves. They'll set you up with MLS alerts for matching listings.
Book first-pass showings. See 3 to 5 homes per outing. Take photos and notes, they'll blur together fast.
Review the comps for each shortlisted property. Your REALTOR® should send recent comparable sales before each viewing so you know if the asking price is fair.
Drive the neighbourhood at different times. Morning commute, evening, weekend. Listen for traffic, look at parking, check what the surrounding properties are like.
Don't rush. Most first-time buyers see 8 to 15 homes before making an offer. If something feels off, trust it.
Phase 4
Make an offer
1 to 3 days from "let's offer" to a signed agreement

Conditions period (due diligence)
5 to 14 days from accepted offer
Book the home inspection immediately. Typical NL cost is around $500 to 800, speak to your inspector for their exact quote based on home size.
Confirm financing with your lender. They'll need the accepted offer and property details to do the full underwriting.
Engage a real-estate lawyer. Legal fees typically run around 1.5% of the purchase price (the lawyer's fee plus disbursements), the largest single piece of your total closing costs. Every firm is different, so get quotes from two or three.
Review the inspection report carefully with your REALTOR®. Major items (foundation, roof, electrical, plumbing) may justify renegotiating, requesting repairs, or walking away. Minor stuff is normal.
Decide whether to remove conditions, renegotiate, or back out. You typically have until end-of-day on the condition-removal date written into your offer.
